How First-Time Buyers Can Avoid Common Escrow & Closing Mistakes
By Tiffany Tram, CA DRE #02175854
Escrow moves fast. Learn five common first-time buyer mistakes, from earnest money to contingency deadlines, and how concierge contract protection helps keep your purchase on track.
The offer is accepted and you are excited, but this is also the stage where first-time buyers are most likely to make costly errors. Escrow is a short, deadline-driven process, and a missed date or an unread document can put your deposit at risk. A little structure goes a long way.
Think of escrow as a neutral third party holding funds and documents while both sides complete their obligations. Your job is to know what you must do, and by when.
Mistake 1: Treating earnest money casually
Your earnest money deposit shows the seller you are serious. It is typically due within a short window after acceptance, and the contract spells out the deadline. Late delivery can give the seller a reason to question the deal.
Protect yourself by:
- Asking your agent and escrow officer exactly how and when to deliver funds.
- Confirming receipt in writing.
- Using only the wiring instructions verified by phone with a number you already trust. Wire fraud is real, and an emailed change in instructions should always be treated as suspicious.
How much is at stake if you later cancel depends on your contract and on whether you acted within your contingency periods. Your agent and, when needed, a real estate attorney can explain how your specific agreement works.
Mistake 2: Losing track of contingency deadlines
Contingencies are your safety valves. They typically cover inspection, appraisal, loan approval, and review of disclosures, and each one has a time limit. If a deadline passes and you have not acted, you may be treated as having accepted that item.
I keep a written calendar for every client with each date and the action behind it. Whether you manage it yourself or with an agent, put every deadline somewhere you will see it daily.
Mistake 3: Skimming the disclosures and inspection reports
California sellers provide a stack of disclosures, and inspectors produce detailed reports. It is tempting to flip through them. Instead, read them carefully and ask questions about anything unclear, such as roof condition, drainage, past repairs, or permit history.
If something concerns you, use your inspection contingency period to negotiate repairs, request credits, or decide whether to proceed. Waiting until the final days limits your options.
Mistake 4: Changing your finances mid-escrow
Lenders often re-verify employment and credit shortly before closing. Avoid these until you have the keys:
- Opening new credit cards or loans.
- Financing furniture or a vehicle.
- Moving large sums between accounts without documenting them.
- Changing jobs without first speaking to your lender.
Any of these can complicate underwriting, even when your overall finances are healthy.
Mistake 5: Ignoring the final walkthrough and closing figures
The final walkthrough is your chance to confirm that the home is in the agreed condition and that any negotiated repairs were completed. Do not rush it.
Likewise, review your closing disclosure as soon as you receive it and compare it with your original loan estimate. Ask your lender or escrow officer to explain any line item that has changed. Costs such as title, escrow, and prepaid items vary by transaction, so verify exact amounts with your escrow officer.
How concierge contract protection helps
My role in this phase is to be the person who watches the calendar, reads the fine print alongside you, and communicates with the lender, escrow officer, and the other side so nothing slips. I act in your interest and keep you informed at each milestone. That might sound simple, but it is what keeps a deal moving smoothly toward closing.
