Local Market Report: Monthly Pricing, Inventory, and Days-on-Market Trends
By Tiffany Tram, CA DRE #02175854
Learn how to read monthly pricing, inventory, and days-on-market data for Orange County, and why automated comps miss what true market absorption says about your home's value.
If you have ever searched your address online and seen a value that felt either too generous or too modest, you have met the limits of automated estimates. Real markets move house by house, street by street, and sometimes month by month. A useful market report needs to explain that movement, not just average it.
Here is how I read local data across Orange County and coastal Southern California, and what each number can and cannot tell you.
The three numbers that matter most
Monthly reports usually center on pricing, inventory, and days on market. Each is useful, but only in relation to the others.
- Pricing is commonly shown as a median sale price. A median shifts when the mix of homes selling changes, so a rise may reflect more large estates closing rather than every home gaining value.
- Inventory is the number of homes available. It signals how much choice buyers have and how much competition sellers face.
- Days on market shows how quickly homes are finding buyers at their asking prices.
I do not quote specific figures here because they change every month. For current numbers, check your local MLS data through an agent, county records, or the regional Realtor association's published reports.
Why automated comps often miss the mark
Online valuation tools rely on algorithms that pull recent sales and apply formulas. They cannot walk through a home. They do not know that a kitchen was fully rebuilt, that a lot backs to open space, or that a floor plan flows unusually well. They also lag, because a sale only appears after it closes.
In coastal communities, where architecture, views, and lot positioning vary widely, a few feet of difference can matter. A neighbor's home that looks similar on paper may not be a fair comparison at all.
Market absorption: the idea behind real value
Absorption describes how quickly the market consumes available homes at a given price range. If homes in one segment sell quickly and few remain, demand is absorbing supply. If similar homes sit and accumulate, the market is telling you that pricing, condition, or presentation needs adjusting.
This is why I look at the following alongside any comparable sale:
- How many similar homes are currently available.
- How many went under contract recently, and how fast.
- How many were reduced or withdrawn.
- How the price range you care about behaves compared with the broader city.
A single price range can behave quite differently from the city as a whole.
Local data differs by community
Newport Beach, Irvine, Costa Mesa, and Laguna Beach each have their own housing mix, price tiers, and buyer pools. Condos, townhomes, and single-family homes also track differently. A report that blends them together can hide the story that matters to you.
When you read any market summary, ask what property types and areas it includes, and what period it covers.
How to use a report without over-reading it
Data describes the past. It can inform a decision, but it cannot guarantee what your home will sell for or where prices will go next. Treat each report as one input, then combine it with a careful look at your specific property: its condition, its presentation, and the buyers likely to value it.
That is also why staging, photography, and marketing reach are part of valuation conversations. How a property is shown affects how the market responds to it.
